This project created a new 50,000 sq ft office and retail scheme carried out in a joint venture with the site
freeholders, The Trustees of Christ's Hospital. The retail element was pre-let to Next plc for 25 years at £850,000 pa and the offices were taken by Hutchison 3g at £55.00 per sq ft for their new UK headquarters.
Development finance was provided by Bank Austria Creditanstalt and the building was sold to the German Fund DGI in May 2002 for c. £35m creating a substantial development surplus.
